Kemm progetti li bdew bhal Pender Place (San Giljan), Tigne Point (Sliema) u Fort Cambridge (Sliema), kif ukoll dawk li ghadhom jistennew bhal Mistra Village (San Pawl il-Bahar) u  Ta’ Masrija (Mellieha).

Iffaccjat bl-ilmenti tar-residenti l-Ministru Pullicino jghidilhom biex jikkunslaw ghax dan l-izvilupp ghandu l-effett ukoll li jgholli l-valur tal-propjeta taghhom.

Dan diskors mhux dehen ta’ Ministru tal-Ambjent, izda iktar ta’ Estate Agent.

Il-kuxjenza socjali fejn marret ? 

Fid-dawl ta’ dan kollu jaghmel sens li nistaqsu jekk wasalx iz-zmien li jkollna Ministru tal-Ambjent. Ghax donnu li ghandhom ragun dawk li jghidu li ilna ta’ l-anqas hames snin ma jkollna wiehed !

  1. Carmel. Don’t you realise that you are contradicting yourself. 53,000 unsold units means a surfeit of supply. When supply exceeds demand the fall is inevitable. When that happens, its effect could be catastrophic on the economy. Therefore those speculating with these massive new developments are playing a sort of russian roulette. Instead of making money these people are risking financial ruin. If that happens Malta ends up with some additional massive eyesores apart from the massive fallout in the financial sector backing such projects.

  2. There is no contradiction.

    The point at issue is that the economy is not aligned to the environment and in the case of the building industry is not sustainable.

    We do not need any more large scale developments as we have more than enough residences available. 53,000 vacant residences can cater for the needs of generations to come.

  3. At first glance, the issue of vacant properties in Malta seems to be working with a sort of reverse economic logic. If there is excess supply then prices should fall. So why don’t they? Many have tried to argue that Malta is some sort of exception because of our size – but this is simplistic reasoning. There are only two reasons why prices hold in Malta. The first is that in Malta it costs you nothing to keep property empty. In other European countries you are obliged to pay rates. This alone encourages you to rent out your property, so that you have an income from it. The second reason is that Malta (and Gozo of course) is the only country in the EU were government does not enforce any basic maintenance standards on property, so that people can own property, leave it to rot without any obligations whatsoever.
